Visual Inspection
A visual inspection involves a visual analysis of the area in question for common indicators of mold. During this visual inspection, a mold technician examines the area in question for common indicators of mold. These may or may not include musty or earthy odors, black spots, water damage, leaks, etc.
He/she should take a temperature and relative humidity reading as well as note any musty or earthy odors, black spots, water damage, leaks, etc. He/she will also try to locate the source of the mold growth. Often, a mold inspection reveals high humidity and moisture levels in homes and dampness, flooding, leaks, and poor air circulation and inadequate ventilation.
Air Quality Testing:
Air quality testing is a very helpful way of testing the air in a specific room/space for pollutants such as mold. Typically, a mold technician will take an air sample from the room in question. The sample will be sent to an accredited lab and the results will reveal the exact types of mold present in the space as well as the concentrations in which they are found. Homeowners can then use the air testing results to plan for a proper mold remediation, if necessary.
Air quality testing is important because poor indoor air quality (IAQ) can lead to negative health effects, reduced quality of life, and mold.
Surface Sampling:
In a surface sample, a mold technician will use a special sticky tape to take a sample from the suspected surface. He/she will then send the sample to an accredited lab for analysis. The results will reveal what mold (if any) is present on that specific surface. However, the results are limited to that surface and will not show mold growing in other areas of the same room. A surface sample is also less accurate in revealing the concentrations in which the mold is present.

Mold remediation, also known as mold removal, is the actual process of removing and killing large amounts of mold from an indoor space. Because mold spores are tiny, spread easily, and are dangerous if inhaled, most mold remediation projects should be done by a mold removal expert.

Infrared Camera Inspections:
Infrared camera inspections are ideal for examining behind walls and tight spaces as they provide a non-intrusive (and cost-effective) way of detecting mold problems. Images taken with an infrared camera show temperature differences and can reveal hidden issues such a water intrusion, insulation, or mold problem.
